Community Assessments

A monthly Community Assessment fee of $175.00 for a 2 car garage, and $150 for 1 car garage
cover the following:

Cable TV: Charter basic & expanded service with 80 channel line-up

Emergency Call System: Ra-Comm Security 24/7 emergency call service

Insurance: Building exteriors (replacement cost basis), Retention Ponds, Entrance Monuments and
Common Ground- Earthquake, General Liability, Fidelity Bond, Directors & Officers Liability,
*subject to deductible

Condo Maintenance: Exterior maintenance & repair of roofs, gutters, siding, garage doors & front
porch

Landscaping: Entrance & Common Area maintenance

Lawn Care: Mowing, trimming, mulching, tree care

Irrigation System: Water and maintenance of irrigation system
Snow Removal of streets, driveways, and walkways to the front door in the event of snowfall of 2" or
more

Clubhouse: Including equipment, furnishings, utilities, (electric, cable, water, sewer, phone), trash
collection, real estate taxes and insurance, as well as maintenance of the clubhouse

Administration: Management, legal tax preparation, assessment and miscellaneous

Working Capital Fund: Savings for future capital improvements such roofs,gutter replacement and
general exterior repair

*A ONE-TIME FEE EQUAL TO THREE (3) MONTH'S ASSESSMENTS WILL BE COLLECTED AT CLOSING TO
ESTABLISH A WORmNG FUND.*

Trash Collection, Electric, Water, Sewer, Internet, Telephone, Real Estate Taxes and Insurance
for Unit
